The design proposal comprises a dense urban mixed-use response to the Zagreb city authority's outline brief, incorporating the functional and economic criteria required to create a new integrated part of the city centre in a phased sustainable plan.

This proposal seeks to create five discrete blocks echoing the forms of the surrounding urban blocks, linked with a series of courtyard spaces at differing levels responding to the public and private uses. The public spaces and block heights are designed to optimise passive solar gain across the site and views across the city. The existing distillery building and the facade of the landmark Gorica Factory are incorporated into the proposal to define public spaces and the community use at the heart of the site.
